The Six Steps of a Bathroom Remodel on Cape Cod
- Design and planning. Lock the layout and order vanities, shower glass, and specialty tile before demo — lead times run weeks, and demoing before materials arrive turns a three-week job into a six-week one.
- Demolition. Most remodels go back to the studs. In older Cape homes, expect soft subfloor around the toilet, corroded pipes, or improvised framing — demand a same-day plan and price before work continues.
- Rough plumbing and electrical. Drains and supply lines get moved or replaced; wiring gets a properly sized exhaust fan, GFCI outlets, good lighting, and heated floors if you want them. This stage ends with inspections.
- Waterproofing. Cement backer board resists water but doesn't stop it — shower walls and pans need a dedicated membrane behind the tile, and the fan must exhaust outside the house, not just the room. Cape humidity exposes weak wet areas fast.
- Tile and finish work. Tile, vanity, toilet, shower glass, trim, paint. The slowest-feeling stage — straight grout lines and clean caulk joints can't be rushed.
- Punch list. Walk the room, list every miss, get it fixed — don't chase anyone for the last two percent.
Before demo day, settle dust protection, dumpster staging, site hours, and who runs the job daily (on ours, foreman Spencer Cleary). If it's your only full bath, say so — the schedule gets sequenced to keep the toilet working as long as possible. Make selections early; most mid-project delays trace back to a decision nobody made.
What Moves the Cost Up or Down
- Keeping fixtures in their current spots costs less than moving plumbing across the room.
- Tile scope: a tub surround is one number, floor-to-ceiling tile on every wall is another.
- Fixture and material grade swing the total, and hidden damage found at demo is the most common surprise in older homes.

Pro Tip from the Field
While the ceiling is open, check where your bath fan actually vents. In many older Cape homes the duct dumps into the attic, where shower moisture condenses on the roof framing and feeds mold and rot. Rerouting it with insulated duct to a roof or gable vent is a small line item now — and an expensive fix after drywall.
